So you've given notice to move appropriate to your lease situation;
If your lease is active; You've provided written notice of intent to move within 30 days of the end of your lease agreement. If you are intending to move before the end of the lease agreement please be aware; A resident who breaches the lease will most likely not receive the security deposit back due to claims made against the deposit for rent owed, physical damages, liquidated damages charges or charges for failure to give notice prior to the end of the lease. And there is also the risk of the owner choosing to go to court over the remainder of the lease for the funds promised in rent.
Are you on a Month-To-Month? If so you must provide 15-days written notice with intent to move prior to the end of the monthly rental period. (Meaning at least 15 days before the end of the month.) If notice is given with less than 15-days notice prior to the end of the rental period it will be effective for the proceeding month.
So after that you may be wondering what we look for when the property is vacant. Below is a list of what we tend to look for so it may be best to start the cleaning process a few weeks before.
Check-out inspections of homes are made AFTER YOU VACATE and TURN IN KEYS. Please let our office know when you vacate. All of your furniture and personal items MUST be removed from the house before an inspection can be made.
PLEASE BE AWARE You may not go back in the home after the inspection is completed. Remember it will be less expensive if you take care of your own damages.
Notification of your security deposit will be sent to you within 15 days after you vacate. Be sure to give us your new address.
